Summer is in full swing in our local communities, and we’re seeing a variety of trends in real estate too! Clarendon Hills, Hinsdale and Oak Brook are all experiencing slightly different sales activity when compared with each other, however average sales prices consistently remain strong. Sales Volume Trends
Sales activity has moved in different directions for each community:
· Clarendon Hills – a slight uptick in units sold year-over-year, with 53 units sold in January – July 2025 compared to 55 units during the same time period for 2026.
· Hinsdale – while slightly behind in physical units sold year-over year (108 units in January – July 2025 versus 95 units during the same time period for 2026), the sales volume is up approximately $10 million for 2026 compared to 2025.
· Oak Brook – while physical units sold is relatively close year-over-year (38 units in January – July 2025 versus 36 units during the same time period for 2026), sales volume is down almost $8 million for 2026 compared to 2025.
Average Sales Prices
Home values continue to remain strong across the board, with slight increases for all communities since our last report in Spring 2026:
· Clarendon Hills - Average sale price of $1,086,902 (55 homes sold YTD)
· Hinsdale - Average sale price of $1,958236 (95 homes sold YTD)
· Oak Brook - Average sale prices of $1,398,192 (36 homes sold YTD)
Current Inventory Snapshot
· Clarendon Hills - 9 homes available, 9 under contract
· Hinsdale - 50 homes available, 35 under contract
· Oak Brook – 19 homes available, 6 under contract
Local Takeaway
Our local summer market continues to stay strong and competitive well into these summer months. Both Clarendon Hills and Hinsdale continue to trend as high-demand seller’s markets, with properties often selling anywhere between 19-44 days. Particularly in Hinsdale, we are seeing extreme demand for move-in ready, renovated homes. This desire, coupled with demand for top-tier schools (like District 86), means competition is at a strong high. Oak Brook is also continuing to see a competitive market, with buyers seeking larger lots, higher privacy, and lower property taxes compared to neighboring towns.

JULY 2026 NATIONAL REPORT
(Market data through June 2026)
June’s housing market continued with a little growth over the pace of 2025, with 4.2% more pending home sales in 2026 compared to last year at this time. While mortgage rates are near the highs of the year, rates are still 30-40 basis points lower than last summer.
Recently, the macroeconomic data has shifted from worrisome inflation and weak jobs to a more optimistic growth scenario. Oil prices have dropped back nearly to pre-war levels and tariff wars are easing. The labor market is also showing signs of improving after a weak 2025. More hiring means more people relocating for work, and an improved housing market as a result.
Home prices meanwhile are roughly unchanged from last year, on average nationally. List prices are 3% below last year while sales prices are still 1% above last year at this time. We will continue to closely monitor the impacts and advise both buyers and sellers accordingly based on the trends we observe.
